Periodic electrical inspection

The Council has an obligation (BS 7671:2008 (Regulation 135.1)) to ensure that the electrical systems and circuits in your home are maintained in a safe and serviceable condition.

Periodic testing is necessary because all electrical systems, wiring and equipment deteriorates due to a number of factors e.g. damage, wear and tear, corrosion, ageing and excessive electrical loading.

Tests are carried out on wiring and associated fixed electrical equipment e.g. fuse boxes, consumer units etc to check that they are safe.

A periodic inspection will:

  • show if any electrical equipment or circuits are overloaded
  • find any potential electrical shock risks or fire hazards in the electrical systems and circuits
  • identify any defective or dangerous DIY work
  • highlight any lack of earthing or bonding.

Periodic tests are carried out in all void properties before they are let to a new tenant and thereafter, at least once every 10 years.
