Types of Planning Application
Planning Permission in Principle (PPP)
This type of application can be used to establish the acceptability of a proposal in principle and can only be used in certain circumstances. If planning permission in principle is approved a further application must be made for "Approval of Matters Specified in Conditions". As a minimum requirement no plans are needed other than a location plan identifying the application site, but a block plan is often asked for to clarify some aspects of proposals. For clarity:
-
no design and access statement is required
-
"national" or "major" category applications require Pre-Application Consultation.
More information can be found on the Applications for planning permission in principle| page.
Applications for approval of matters specified in conditions applied to a PPP (formerly Reserved Matters applications)
These applications relate to conditions attached to planning permission in principle requiring the further approval, consent or agreement of the planning authority for any detailed aspect of the development, for example the location of a building on the site or the position of the access to the site.
All such conditions will require to be the subject of such a formal application. There is no statutory limit on the number of such conditions which can be addressed in any one application. Neighbour notification and advertising where neighbour notification has not been carried out will continue to apply.
More information can be found on the Matters Specified in Conditions attached to an application for Planning Permission in Principle| page.
Applications for Planning Permission (full applications)
Full applications for planning permission include applications for changes of use. All householder applications are of this type.
We have appropriate forms for Householder and Non-Householder development, applications for advertisement consent, listed building consent, conservation area consent and hazardous substances consent. All of these types of application require more detailed submissions.
More information can be found on the Applications for planning permission (full applications)| page.
Further applications
If you have planning permission and you want to renew it before it expires, you can reapply without complying with all the requirements had you been making a new application. Similarly, if you want to apply for the removal of conditions before permission expires, only certain requirements need to be met.
More information can be found on the Further applications, including applications under Section 42 of the Town and Country Planning (Scotland) Act 1997| page.
