Alterations and extensions to an existing house, including conservatories

Planning permission will probably not be required for alterations / extensions provided they meet all of the conditions outlined below. Written confirmation should always be sought before carrying out work.

The alterations or extension:

  • have a restricted floor area for detached and semi-detached houses - floor area of extension not greater than 24m² or 20% of the total floor area of the house, whichever is the greater, but never more than 30m²
  • have a restricted floor area for terraced houses - floor area of extension not greater than 16m2 or 10% of the total floor area of the house, whichever is the greater, but never more than 30m²
  • must have a restricted ground-covering area: the total ground area covered by the extension and any other buildings within the curtilage of the house must not exceed 30% of curtilage, excluding the area of the original house
  • must not be closer to any road than the original house, unless the extended house would be more than 20m from the relevant road
  • must not be higher than the original house
  • must not be more than 4m in height if the extension is within 2m of the boundary of the property
  • must not affect the roof of the original house.
