We are responsible for providing a wide range of essential services to ensure the safety and well-being of those within our communities. Our Building Maintenance Division and support services eg: Stores, play a critical role in delivering these essential services. Our communities rely on these vital services.
Following the Scottish Government's move to Phase 3 of Scotland's route map in June 2020, we have incrementally recommenced operations and all service areas are now being delivered, with the exception of kitchen and bathroom installations.
The provision of BMD Services are not impacted by the Scottish Government's tightening of restrictions, recently announced on 22 September 2020.
All employees are now being operationally deployed, with a range of risk assessed procedures in place to ensure the well-being and safety of our tenants and employees is protected. The range of services being provided include:
Emergency and routine repairs
We are providing a full repairs service, although tenants may experience some delays, as we work through backlogs. Additional safety measures also means that repairs may take longer to undertake.
Gas Safety Inspections
We are continuing to provide a programme of gas safety inspections, to ensure the safe operation of gas appliances and that our tenants have access to heating, hot water and cooking facilities. Our operations are being undertaken in line with Gas Safe and HSE guidance.
Disabled adaptations and essential work to support hospital discharges
We are continuing to undertake priority works to support hospital discharges and ensure tenants can live safely in their homes.
Void property maintenance
Following the recommencement of the Council's Housing Allocation system, we are now undertaking maintenance work to void properties in order to bring these up to lettable standard. It is however taking longer to return these properties back to the letting stock. Quicker turnaround times are critical to ensure tenants are allocated homes as quickly as possible.
Capital improvement projects
Since June, work has recommenced on the delivery of various capital improvement projects, across the Council area.
The safety and well being of our staff remains our priority. As such, risk assessments are in place for tasks currently being undertaken. These assessments are supported through the provision of recommended PPE in line with national guidance. We continue to keep the position under constant review and we will follow all appropriate legislative and health advice as it is made available.
