Common repairs in blocks of flats where we own all or some of the flats:
Blocks in FULL Council ownership
The council is responsible for repairs to communal areas in blocks it fully owns, such as:
- entrance doors
- communal lights
- door entry systems
If damage is caused by tenants or their visitors, we may ask you to pay for the repair.
High rise blocks
If your property is in a high rise factored block, you can report a communal repair by emailing or calling us (see How to request a common repair).
Some repairs will be included in your annual fee, some may require us to consult with the other owners on how best to progress the required repairs.
Blocks with MAJORITY council ownership
If your property is in a block where the council owns the majority of properties then we will consult with the other owners on how best to progress the required repairs. If you notice a common repair within the block, you can inform us of the repair by using the contact methods below.

Blocks with MINORITY council ownership
If the council owns fewer properties than private owners in your block, it's best to discuss the best way to progress the repairs with the other owners.

Full private ownership
If your property is in a block where all the properties are privately owned then the council will not be responsible for completing repairs.
Everyone in the block is responsible for repairs to common parts and a majority vote by all owners is required to decide whether work goes ahead. However, even if the minority owners do not give consent for the work they would be liable to pay for the work and this can be enforced through the courts.
