Your new home has been inspected to ensure it meets Falkirk Council's Lettable Standard.

Some repairs may have to be organised once you have moved in.

If this applies to you, we will tell you about them when you sign for your new home.

Gas and electrics

Heating systems and electrics will be safety checked and in good working order. Operating instructions and safety certificates will be given to you, where applicable. A-rated low energy light bulbs will be fitted in all rooms. You will be given a current energy performance certificate for the property.

A mains-wired smoke detector and, for properties which have gas, a carbon monoxide detector will be fitted.

Kitchen and bathroom

Kitchen units and worktops will be secure and in good condition. Plumbing will be installed for an automatic washing machine. Where a kitchen needs replaced and the property has been allocated to you, where possible we will consult with you to agree layout and choice.

Any white goods in a good condition, left by the previous tenant, will be safety checked and offered to you. In accepting them, you will be responsible for their repair, replacement and ultimate removal.

Bathroom sanitary ware will be secure and free from cracks. The toilet seat will be renewed.

Doors and windows

Doors and windows will be secure and in good working order. Locks will be changed on external doors and you will be given a minimum of 2 sets of keys and door entry fobs, where applicable.

Please note that the Council does not hold any spare keys to your home.

Clean house

The property will be cleaned to a sparkle clean standard, and will be free of debris. Attic spaces will be cleared out.

Decoration

You are responsible for internal decoration. Wallpapered and painted walls will be intact and clean, with allowance made for wear.

If you decide to strip wallpaper, you may find some plasterwork needs renewed - if so, please contact our Request a council housing repair team.

Where there is no decoration, internal walls will be in a good condition and ready for you to decorate. Existing artex in a good condition will remain in place. You will be given a copy of the asbestos survey report for the property.

Floors and stairs

Floors, skirtings, and stair treads will be in good condition. Banisters and handrails will be secure.

Carpets/floor coverings left by the previous tenant in a good condition will be offered to you. If you wish to keep them, they will become your responsibility.

External parts

The property will be wind and watertight. Paths, steps, handrails and ramps will be secure and safe.

Garden

The garden will be free from rubbish and in a reasonable condition at the start of your tenancy. Individual waste bins will have been emptied.

If you wish to keep any shed, decking, or garden furniture which may have been left by the previous tenant, you will be responsible for any on-going repairs required to them.

Getting connected

Gas installations will be working within 24 hours of you signing your tenancy agreement, assuming we can get access.

Please note where the property has pre-payment meters, gas heating will be working within 24 hours of you confirming to us that you have credit in your gas and electricity meters, assuming we can get access.

Where the water supply has been drained down (only in winter months), it will be turned on within 24 hours, assuming we can get into your home.
