Our remit and responsibilities include:
Scheme of Assistance
The Private Sector Team is responsible for producing and delivering the Scheme of Assistance in collaboration with partner services and agencies. This includes providing property condition information and signposting to relevant support services.
The team issues discretionary Repair Grants and manages mandatory Adaptation Grants through the Care and Repair Service.
Common repairs information for all types of blocks, whether fully/ partially owned by Falkirk Council or privately owned, can be found on our Common repairs (in blocks of flats) page.
Where you are concerned that a property may be considered Below Tolerable Standard (BTS) Environmental Health can offer advice. This can relate to a range of issues including:
- structural stability
- water ingress
- damp issues
- drainage.

Landlord Registration
The Private Sector Team oversee Landlord Registration across the Falkirk area and can only share publicly available information. The contact details for private landlords can be located via the Scottish Landlord Register.
A key part of their role is working with landlords to address issues related to property management and housing conditions in the private rented sector. Where necessary, they enforce standards to ensure safe and habitable living environments.
To maintain safety standards, the team conducts checks on Prescribed Information, including gas safety certificates, Electrical Installation Condition Reports (EICR), and the presence of smoke, heat, and carbon monoxide detectors. These checks are carried out for all new and renewing registrations that are directly managed by landlords.
The team also provides information, support, and signposting to landlords on matters related to property conditions and tenancy rights.
Private Sector Tenants
The Private Sector Team provides information, support, and signposting to private tenants on matters related to property conditions and tenancy rights.
Private tenants can access free legal advice, from Shelter Scotland, on any aspect of private letting. A freephone helpline and online chat services are available.
Private Sector Leasing
The Private Sector Team handles Private Sector Leasing tasks related to landlords.
Factoring
The Private Sector Team manages the factoring registration, issues the annual fee mailing, conducts the annual satisfaction survey and issues associated publications. The day-to-day management of factoring is handled by the Housing Operations Central Team.
The Strategy and Development Team
The Strategy Team complements the work of the Private Sector Team by managing initiatives such as Empty Homes, the Property Matchmaker Scheme and the Buy Back Scheme.
These programs aim to bring vacant properties back into use, buying back ex-Right To Buy council properties, increasing the amount of affordable housing and supports housing availability in the area.
